I doubted very much that this was possible considering the current economy. Merri Joy Moylan approached us and affirmed that it was indeed possible to sell our house...it would just take a little work to make it appealing. She brought to bear not only her own knowledge and hard work, but the expert advice of several experienced realtors. The net result of this advice and encouragement was that our family was motivated and enabled us to concentrate on those areas of home improvement that were needed for loan approval and buyer appeal. After putting the house on the market in late February, 2010, we received an offer in April, and closed in late May. Around last Christmas, our family members had all made their predictions of when the house would sell. Predictions ranged from June of 2010 to August of 2011. Merri Joy was referred to us by a friend who said she fully trusted Merri Joy as her real estate agent when she purchased a home in Post Falls, ID. So, being from Missouri, the "Show Me" state, I thought "okay" I'll try using her as my agent. It was a long journey as we purchased a newly built home in Rathdrum, Idaho, which took about an eight-month process. There were multiple bumps along the way, but she navigated us through them successfully. Well, now "I fully trust Merri Joy as well. She is very knowledgeable, available, patient, moral, and kind. That's something to say from someone who was born and raised in, Missouri, the "Show ME " state. Over the years, I have had the occasion to use multiple real estate agents in several states, and Merri Joy is my favorite by far.

She showed me the houses I wanted to see and offered additional houses to the list to round out the selection. Mostly, she was very careful to listen to me with a view to really understand just what THIS buyer wanted and then pulled out all the stops to make that happen. Nothing was too much trouble for Merri. We climbed on top of dirt mounds and rocks to get a better perspective over fences, we went to open houses, semi-completed houses and discussed all the options. She was creative and looked hard to foresee what possibilities might exist wherever we went. Together we made multiple visits to homes where I ultimately placed bids until just the right house was obtained. She never lost hope that we would find the right home and kept sending me every listing to view which fell within the criteria I wanted. She went the extra mile to determine property pins and review the in-depth CC&R's (a challenge). Above all, she was so pleasant to work with, and she made herself available to help in every conceivable way. When obstacles came along, Merri Joy knew when to take a step back for perspective and when it was time to proceed. And now, I'm happily sitting and enjoying my new home!!! We had lived in the same house since we moved to Spokane 12 years before that. We were very lucky in this case – we didn’t know anyone in real estate. As we previewed properties on several free real estate apps we happened to call the listing agent on one - it was Merri Joy. My wife and I now consider Merri Joy a dear friend! We looked at homes on land from Stateline, ID all the way to Athol. We looked at properties on the weekends and some weeknights – Merri Joy was there ahead of us at every one. She demonstrated an exceptional knowledge of the local schools, area attractions and was just brilliant at helping us navigate key elements of offers and counter offers. Sometimes we brought our children along and Merri Joy was just great with them as well. It was clear that she really cared about us finding the right home for US, not just a home that we could settle for. She was very good at pointing out things we’d overlooked that would make a home wrong for us and our family. We learned from these experiences that as we talked and dreamed about what we ultimately wanted, she had really listened. When we found “the one” and had our offer accepted by the sellers she worked even harder! She was there with us and the seller when we located the corner pins so we would know what we were buying. She was there when the septic system was pumped and inspected. She was there when the well was tested. She was there when we brought in an architect to help with our remodeling dreams. Unexpectedly we learned that key elements on the home, built in 1990, had never had a final inspection and there was no Certificate of Occupancy from Kootenai County. She spent a week and a half meeting me at city and county offices in Coeur D’Alene, working on these elements to get inspections done so that we would have no trouble with our future remodeling plans. We have never had someone work so hard for us after the sale. In our new home hangs a framed copy of the Certificate of Occupancy which I asked Merri Joy to sign – I really don’t believe that anyone else could have made this happen. Though she wasn’t the listing agent on the house we sold in Spokane County Washington, she was instrumental in helping us stage it for photos and make it ready to sell. Every part of the transaction that she touched turned out in our favor. I once told Merri Joy that for me she is the definition of “tenacity in action.” I don’t know if I will ever be in the market for real estate again – we love our new place!
